The looming closure of the beloved Punggol East Container Park at 50 Punggol East Road is sad news for many tenants and residents. Home to a variety of cuisines like Texas BBQ, Filipino food and more, it has built a solid following. However, there’s more to the story.
MP Yeo Wan Ling announced an extension of up to a year to 4 master tenants on 3 Oct 2026. City Sprouts, one of the master tenants, intends to accept this extension. Tenants under City Sprouts learned of this throughout the week.
Naturally, some of the tenants are experiencing whiplash. Several were already on the way out before they received this news. The Smok Hous is one of them. Owner Isrudy Shaik has been at Punggol East Container Park for almost a year. He mentions that he had already paid a deposit to work on renovations; some of those renovations were already underway. He is very understandably frustrated both for himself and his fellow tenants’ predicament.

I personally visited Smok Hous with a few friends after they announced their closing. When we arrived, almost the entire menu was sold out, and one of the staff members mentioned that they were even sold out of drinks. So at the very least, they managed to get a lot of attention for their restaurant for any future openings.

I should mention that some tenants are happy with the extension. The manager of Uncle Leong Seafood expressed relief, as they were still on the look out for a new location. With this extension, he and a few other tenants have more time to find a new place to settle.
All in all, this extension has led to both frustration and relief. That said, Punggol East Container Park is genuinely a fun place. Here’s hoping that the extension may become a permanent one.
